Livve Homes is Neither paying rent on time nor delivering the Electronics items against the furnishing advance of Rs. 173400/- paid by us. Pls find below the details in Chronological order to know how they have duped us .
• We have posted an AD on 99Acres to rent our Flat in Jaypee Wish Town Noida Sector 134 UP in the month of June 2021
• Livve Homes representative approaches us to take the Flat on 5 years Lease with a condition that we have to pay Rs. 433500/- towards Furnishing ( 4 Nos. of Split Air conditioners, TV, Refrigerator, RO,Gas stove, Sofaset, Centre table, Dinning table , Beds with Mattresses , Study Tables with Chairs & Side tables)
• We have suggested to provide the above items however they refused stating they have to take care of Warranties for 5 Years & therefore they only will procure these items on our behalf and asked us to transfer the payment of Rs. 433500/- in two parts I.e. 40% advance (Rs. 173400/-) towards the cost of Electronics ( Acs, TV, Refrigerator, RO & Gas stove) & balance on delivery of Electronics
• We have paid 40% amount through NEFT Rs 50000/- on 7th July 2021 & Balance 123500/- upon receipt of agreement papers & blank dated cheque of 90K as security ( to be banked if Livve Homes Default in paying the rent) on 12th July2021
• They have promised to deliver Electronics by 19st July 2021. However failed to deliver it so far. They kept on confirming the delivery time lines however failed to meet all their commitments. ( Refer the attached Chat transcripts)
• As per the agreement they were suppose to pay monthly rent in advance by 5th of every month. However did not pay the same on time for August 21 and the rent for Sept 21 is still due.
• We are unable to digest their claim of fund transfer failure for the rent of Sep 21 especially when they could do it seamlessly during August 21. ( Refer the Attached chat transcripts)
• Please see the kind of threatening language , arrogant attitude they are displaying while communicating on WhatsApp.
• While we have mentioned to deposit the security cheque we have not done it so far.
Dear Sir, thus is from livve homes. Your rent was stopped because of your aggressive and abusive nature towards people. We tried multiple times to ask you yo behave properly atleast decently enough…but you did not….the same as how we are liable if we misbehave you are as well. Accountability goes both sides. Your rents were paid till last month, this month’s will not be send across due to your own behaviour. Owners are accountable for their beahviour as well of they want rent from us.
Also it’s the half story you have written here trying to showcase as fraud. You have recieved multiple email warnings from us regarding your behaviour before hand itself and you were asked to return back the cheque given to you as surety.
Just because someone lives at your house doesn’t mean they are at your mercy, they too have rights.

Please note: Your contract is cancelled due to your breach of terms of the contract and your abusive behaviour towards the tenants and the company executives. We have refunded you the furniture amount you had paid us, but we still havent received the cancelled contract or the cheque given to you. Kindly hand over them at the earliest, else will have to take it up legally to recover them.
I am too is a victim of this person called JOSY MATHEW. There are more than 100 victims. He searches the listing on the magicbrick and other real estate websites. He selects only unfurnished properties in the upscale societies. He then asks 2 to 8 lakhs depending on the victim’s financial position for the furnishing and the interior in advance. He promises assured rental returns for the long term. Once the victim pays him money then that’s all. Victim looses all his money. This is not first time he is doing the scam. he has done it many times earlier. He has been to jail and currently on bail. He will meet very discreetly and only for short time so that he doesn’t get caught by his victims.

All startup, seed finding news are FAKE!!! They keep posting those news every 3-4 months!!! Those are paid news!!
This is more than one year old video when he was arrested for the similar scam. HE IS ACTIVE AGAIN.
Beware of this scamster who is operating livvehomes.com. This is a fake company which exists only for the name sake. He actually uses it to traps the homeowers in his scam
He was arrested earlier and released on the bail. Once out he started another scam with the company name livvehomes.com Earlier he did the same with stayyingout.com.
The company is just for the namesake. It pretends to offer rental accommodations to the prospective rentals. They pretend to homeowners/flatowners to rent their flats to them. They say no to deposit but asks to furnish the property before taking on rent. They offer help for the same. Once home owner agrees they ask Rs 2 lakhs to Rs 6 lakhs for the furnishing the flat. Once home owners pays the money they will stop communicating with the owner. The flat is never furnished nor the rent is paid.
The company is operated by Josy Mathew a.k.a. Mohan Gokulam (this is a fake name) and his wife Lily. The company is for the namesake, properly registered, however its only purpose is to convince the homeowners the genuineness of their rental business. In reality there is not a single flat rented by them, nor they pay rent to the homeowners.
This is how they operate:
They browse the listing on the online property advertising websites, such as http://www.magicbrick.com, http://www.99acres.com etc.
They select the properties located in the upscale areas of the city- mostly in Pune, Noida, Bangalore, Mumbai.
They select those which are unfurnished. Their representative will contact the owners of those properties and send them the proposal to rent their property by telling them they don’t offer deposits but pay higher rent and rent the property with upto 4 years lock in period. They promise to 10% yearly increase in the rent.
Then asks them to contact Mohan Gokulam (Josy Mathew). Once contact is established Josy Mathew explains the his model. He asks owners to get their flat furnished and offers help in doing so. If the owners don’t agree to get it furnished through him, the deal does not proceed further.
If the owner agrees a detailed list of furniture, appliances with the attractive prices is sent to the owner. Once owner is convinced, he asks for upfront payment of the 3 to 6 lakhs Rs for furnishing and interior. Once owner transfers the money to the account, Josy Mathew’s work gets completed. Apartment NEVER gets furnished nor any interior is done.
He is not doing this first time. he is doing it since 2014. He was arrested twice and currently on bail. He is on the run. Many FIRs are filed on him in different police station across India.
DO NOT GO ON POSITIVE REVIEWS ON MANY SOCIAL MEDIA SITES LIKE mouthshut or google. They are all fake. Recently mouthshut gave him ‘verified’ status. Don’t ever believe in this status. One can get it if ready to pay. Mouthshut now deletes all the negative reviews on livvehomes.
He has propagated many fake news in the prominent newspapers about the the seed funding by angel investors for his startup etc…ALL ARE FAKE.
I know many other people who are duped by him for the amount from 2.5 Lakhs to Rs 5.5 Lakhs and even more.
He was beaten up once when caught. He resumed the activities again after coming out on bail.

Sur, unless you intend to honor the contract, please don’t go ahead with us. The whole point is to help tenants avoid unwanted situations with owners, every one of the comments above is by people who make a contract and then expect a different set of expectations from what is in the agreement even after collecting rent from us. I such situations, it will be an immediate end to the contract from our end. Trying to portray another scenario will not help as we will stand by the terms and conditions agreed, nothing more, nothing less.
