I opted for your OWNER SUPER MONEY BACK PLAN for INR 11,798/-. The team worked well, Samapti being my Relationship Manager and Ankit being my Field Manager. Facing issues in getting the tenants, I even modified my (2+1) to 2 BHK flat as we mutually agreed to it. Dated April 2, 2022 I was contacted by Sh. Amit Kumar Panchal, resident of Supertech for my listed property. He did share a screenshot of getting my number and property details through MYGATE app which is an internal society management application used by all residents (attached in this email). I was also contacted by a Female by the name Medhavi. Amongst the two, I preferred Medhavi being a family but that female after confirmation, backed off wrongly. She was shortlisted by No Broker team a week later after she contacted me as I could see in the app. I finalized Amit with 2 other tenants by the names Abhinav Sharma and Sujeet. I duly informed my RM and FM about the same. Upon query for my Rental Agreement, I asked for a time of 2 weeks as I had to travel to Delhi/Noida from Patna. I got my Rental Agreement done through No Broker so that I do not face any hassles on genuinity and otherwise. The RA was delivered to me on the 13th in soft as well as hard copy. I uploaded the same for refund.

Upon submitting the RA for refund, my Relationship Manager Samapti Barik calls me next day and says that the property is let out through NO BROKER as the 3rd tenant “Sujeet Yadav” saw the property through No Broker and has confirmed that he has taken flat and is residing in it and hence the refund is not possible. I blasted out on my tenants for this to which they said they did not receive any call. Also confirmation of physical verification was given, which was later denied. Please check your IVRs for exact communication. I was completely taken aback as this was not true. I have my following submissions on this:

1. I was contacted by Amit Kumar Panchal who is my primary tenant and who is a resident of Supertech and shared the screenshot of MyGate App where my property was listed and I had all the reasons to believe he is genuine. Secondly, opting for a resident of Superetch was easy for me as they are acquainted with Society norms and maintenance aspects including finances.
2. The claim that the tenant ‘Sujeet Yadav’ has contacted through No Broker is false as I did not speak to any Sujeet for my property nor was I contacted by any. This could be confirmed from Sujeet as well.
3. The fact that ‘Sujeet Yadav’ is the same Sujeet who was one filtered in shortlisted tenants by No Broker is a matter of conflict since I was not handed any contact details by my RM for the same. And my tenant does not carry the title “Yadav”. I have his AADHAAR, his father’s name is also Rajesh Kuamr and not Yadav. I clearly checked all names in shortlisted and rejected ones to be double sure that they are not through No Broker as I was aware that my refund would face issues.
4. The most important factor to consider is that if I was aware that it is through No Broker or any connection with NO Broker then I would not have opted for my Rental Agreement through NO Broker, stating names specifically with AADHAAR Details.
5. I opted for No Broker for peace of my mind and trusting an institution which portrays transparency and growth. But for the past 4 days, my peace has been shattered and undue stress is being given. I have been repeating the same thing on continuous calls. Why should I pay for no mistake of mine and when the fact on which you are trying to forfeit my money is not even true. This is wrong. I trusted this company and I already invested my 11,798/- rupees to be sure of tenants and hassle free let out of my property and why would I indulge into something like this. It is almost questioning the integrity of your client which is unacceptable.

The fact itself that the property has been let out by No Broker is false and I request and urge this comapny to refund my money. I once again claim that I did not speak to any Sujeet Yadav or Sujeet for my property. I was contacted by Amit Kumar Panchal with mobile 93**23**02. And I strongly detest their working methodologies. Secondly, had it been through NO Broker then why wasn’t the team even aware for 14 days. I trusted NO Broker and happily shared information about your company to my fellas. Also, opted for Rent Agreement services and even paid on site assessment for painting services but only to my utter dismay.
