Quality and commitment issues with Godrej properties on saledeed

Text of Complaint by swarna nayak:

I have booked an Flat in Godrej properties project under the name “GODREJ AQUA” which is located at hosahalli.
Currently the builder is delivering the project without doing any quality check and forcing the buyers to take the handover with defects in the flat. More so even in their saledeed they have clauses which are completely one sided. the RERA clauses have been tweaked in the sale deed according to their benefit and currently when asked to revise they are simply pushing back on the customers to sign the sale deed without giving any explanations. Some of the issues include
– Not allowing visits/multiple visits to flat before registrations (As they are afraid consumers will catch their defects /quality issues before registrations
– The whole project was sold on the fact that there is going to be full fledged water facility and in the sale deed currently it says for water the apartment is dependent on tankers and customers will have to bear the cost
– similarly some 3rd party vendor has been bought in to the electricity board which was not communicated to customers before hand and now pushing on to the customers without giving any explanations
– More so, while the delay and defects are on their end they are harassing us to pay the holding charges by pushing us to come for handover/registration of an apartment which is not possession ready
– They have received the possession letter from relevant authorities in Jan 22, however the actual scene at the ground is the apartment is not possession ready with lot of defects /quality issues in many places inside/outside common areas.
– they claim to have been informing customers about fix on the common area issues however so far no email has been received on what are the fixes done by GODREJ in common areas as a customer.
– GODREJ is not ready to share any 3rd party audit report done for the project related to the constructions quality which is also making it suspicious
– when group of owners have approached them asking for a fix on these issues the emails have been ignored by GODREJ and trying to individually communicate with each owners by painting wrong picture by saying there are no issues with GODREJ Construction.
– Creating mental harassments to customers by not giving full visibility of the documents /terms and conditions of different documents mentioned in saledeed and simply pushing the customers to forcefully sign on their templated saledeed which favours only the GODREJ
– service charge being charged with zero service, all the delay is from their end to respond on the questions raised but blaming us and slapping us with holding charges when they are unable to provide the proofs/fixes against the concerns raised.
This consumer harassments should stop immediately and the concerns raised should be addressed before going for registration of the unit.
